It seems so important these days... the price you pay per square foot. Buyers (and Realtors) in our market are just obsessed with it. Did you know that in markets in the North, such as Cape Cod, they don't even focus on price per square foot? Probably because it would make them physically ill!!
In our market, if you paid $110/$ a few years ago, that was viewed as a very good deal. Today, there are many many properties on the market that are priced below $100 a foot. In fact, with a little research, you could probably come up with a nice list of homes in the mid $80's/$. That's less than some houses ten years ago.
The point is that its a buyers market. Take advantage of the great deals out there!

Snow in Madison!
If you are planing to relocate to Madison from another area of the country, in particular the north or western states, be advised that it almost never snows here. That being said,we had snow over the weekend! In some areas, we had as much as five inches. I think we had close to four inches at my house. The schools closed, businesses shut down and everyone raided the grocery stores. We really don't know how to act when it snows.... just wanted to warn you :)

Time to file for Homestead Tax Credit
Ok folks, its time to file for homestead.
If you purchased your home anytime during 2009, you must go by the courthouse and file for your homestead tax credit. This takes about 5 minutes and only has to be done once. (If you bought your home in 2008 or a previous year and have already filed homestead, you are fine. )
You don't need to do it again unless there has been a marital status change or you are now eligible for a different type of exemption.
You can file anytime between January 1st and April 1st, but this is very important and will save you a great deal of money. I have had clients in the past that didn't file because they "didn't have time", or they forgot. Seriously, go file.... Tomorrow.
When you go to the tax assessor's office, be sure to take the following items:
1.) Proof of Identification (current driver's license, passport, etc)
2.) Tag numbers for ALL automobiles titled in your name, your spouses name or any joint owner.
3.) Social Security numbers for all parties.
4.) Amount of down payment.
5.) Full purchase price. It's a good idea to bring your settlement statement and closing papers.
6.) Warranty deed (this is often attached to a blue paper and mailed by the attorney's office shortly after closing.)
If you are a disabled veteran, have a social security disability or are over 65, remember to bring proof.
